A Building Survey (RICS Level 3) is the most comprehensive residential survey available. Also known as a full structural survey, it provides a detailed assessment of the condition of a property — covering its structure, fabric, and all major and minor defects.

It is the survey of choice for older properties, those in poor condition, or any property where you want the fullest possible picture before committing to purchase. When Do You Need a Level 3 Survey?

A Building Survey is strongly recommended in the following circumstances:

Properties built before 1900, particularly those with traditional construction methods such as solid brick walls, lime mortar, timber frames or older roofing materials that require specialist assessment.

Choosing the right survey

Level 2 or Level 3 — Which Do I Need?

A Homebuyer Survey (Level 2) is designed for conventionally built properties in reasonable condition, typically built after 1900. It identifies significant defects and risks but is less exhaustive in scope.

A Building Survey (Level 3) is more detailed and appropriate for older, unusual or complex properties, or where you want the fullest picture possible. It covers all accessible areas in greater depth with more detailed advice on defects, causes and recommended action.
